All of our projects begin with advice and analysis regarding our client’s goals and the potentials of the sites they are considering. The types of advice we provide includes:
Architectural Programming
You come to us because you have a need or a vision you want to realize in architectural form. Whether it is a property you want to find the highest and best use for, a business you need a new workplace for, or a family you need a home for, your needs need to be translated into quantitative and qualitative architectural and spatial terms. The resulting document is known as an Architectural Program, and is the foundation out of which all of our services arise.
Site Selection and Due Diligence
We help many of our clients with site selection and related due diligence, whether that is a workplace leasehold or a development site. The architectural program serves as a filter for judging the relative suitability of alternative properties to suit your financial and operational goals. Our initial due diligence will assist us in advising you on the relative merits of alternative sites.
Feasibility Analysis and Assistance with Development Pro-formas
Once you have an Architectural Program and a tentative site we can assist you in pre-design analysis to determine the feasibility of accomplishing your operational, financial and schedule goals for the project. We can also help you create Development Pro-Formas to document the feasibility of the project.
Real Estate Deal Due Diligence & Negotiations Support
Real Estate deals, whether leases or purchases, have many architectural implications. We and our design team will assist you and your lawyers in analyzing the architectural and operational implications of various deal terms and we will assist with negotiations on these matters.
